In some Texas towns, the gas well setback is 1000 feet from a house, so mortgages/ homeowners liability less of an issue
In NYS, the setback of a gas well from a house is 100 feet = GEIS 17 A. 1. B. 1. b. = which would put any mortgage into default. 
That plus NYS egregious CI law and a NY mortgage covenant could trip.  
As evidence of risk increases, the mortgage and insurance guidelines will change 
Meaning the lender’s mortgage /insurance setbacks will increase for houses on water wells in particular. 
As gas wells age, they leak on the outside of the outermost casing. This introduces methane into groundwater. Which pollutes wells. 
Not much of a problem in Texas, New Mexico or Colorado = no ground water wells.  In NY, a problem. 
So mortgage / insurance guideline/ covenants are apt  to become more stringent for NY rural residences on water wells. ]

Vehicle weight limit quoted off by a factor of 10X  –80,000 lbs. is the fed max for any truck, 



Not the threshold for a road use agreement


Any truck over 10,000 lb. should be subject to permit if the frequency/number of trips to the site are over a certain amount

State law is 10,000 for a road use permit – 8,000 lbs (Ford 350 unladen) has been used for road routing ordinances 


Conditions that trigger a permit need to be defined -as number of trips x time x weight limit 

Nutshell if your town and county have not enacted road use laws by D (Drill) Day 1 – you can kiss your roads goodbye 

Depending on the benevolence of drilling contractors is not advised.

Others are concerned about exposure to radioactive materials or toxic heavy metals brought up from deep underground, or that toxic wastes will damage local water treatment plants. Parents are concerned about their children’s health. Many people are concerned that the the chemicals being used in the fracking process are kept secret. Others believe the gas industry should be subject to environmental laws like everyone else (Companies engaged in hydrofracking are exempt from the Clean Air Act, the Clean Water Act and the Safe Drinking Water Act.) Still others believe that the gas industry should be responsible for cleaning up spills and toxic residues. Right now, they can walk away, leaving the landowner responsible.

Many people are concerned that taxpayers are subsidizing the gas industry by paying for the highways, police, EMTs and other community services fracking companies depend on, or that these companies are donating hundreds of millions of dollars to political campaigns to ensure access and favorable treatment. Others are concerned that the multi-million dollar TV advertising campaign claiming that dirty gas drilling is “clean energy” is confusing the public.
